Our proprietary review process is applied to every acquisition, whether a 500 unit-complex or a single REO house. Every property is cleared for environmental issues, including asbestos, oil tanks, and other contamination. A thorough zoning and permitting review is conducted to insure that there are no undiscovered violations or legacy regulatory issues, and the redployment plan is checked for compliance with existing approvals and permit status. A thorough title and historical review is conducted to insure that there are no undiscovered liens or potential unpaid contractor issues.

A full construction budget is generated by our construction subsidiary, M1 Construction, LLC, with guaranteed cost caps and a proposed work schedule. A complete marketing analysis is conducted for any properties to be resold, and will provide both target and liquidation pricing. Any project with an investment over $1,000,000 is subject to two separate marketing reviews.
